Before approval

Common costs include a security deposit, first month, prorated rent, pet deposit, utility deposits, moving labor, truck rental, elevator reservations, and required insurance. Some buildings add technology, package, pest-control, or amenity fees.
Every month
Create a line for electricity, gas, water, sewer, trash, internet, parking, renters insurance, pet rent, laundry, and commuting. Ask whether utilities are individually metered or allocated using a building formula.
During the lease
Budget for replacement keys, parking tickets, guest parking, minor damage, filters, pest issues, and a possible rent increase at renewal. Understand the process and cost for adding a roommate or pet.
At move-out
Potential costs include professional cleaning, carpet charges, repairs, early termination, lease transfer, storage, overlap between two homes, and utility final bills. Document condition with dated photos and follow the lease’s notice requirements.
